Buy-to-let is where you simply buy a property to let out, but generally on a ‘single let’ basis. You might have one family, or a couple renting one whole property in comparison to multiple people.

House of Multiple Occupancy known as HMO is a very popular strategy used to maximise returns through one property. You would find multiple tenants letting in the same property, on a room by room basis.

Another way of maximising rental returns through one property. Often Air BnB is a popular advertising method as serviced accommodation is where you advertise a property on a night by night basis.

Where you simply buy a property with the intentions of selling it again. Most common with refurbishment projects where a profit margin can be made upon re-sale.

This is a very effective strategy if used with the right deal. Typically, this is where you acquire a distressed property requiring a lot of work, and therefore ‘un-mortgageable’ to a residential lender in its current condition. You would finance the purchase with a bridging loan or venture capitalist then go on to refurbish the property, and then refinance on to a standard residential mortgage, once the work is complete and of an acceptable standard to the lender. This is a cost-effective way of building a portfolio if done correctly.
